Pipes, leaks and water lines

Frozen and split pipe repair for Salem homes

When a cold snap freezes a crawlspace line or a pipe on a north wall, the split often shows up only as the ice melts. We stop the water, find every break and repair it properly.

Frozen and Burst Pipe Repair in Salem, OR
Water off first, then the repair
Quick answer

This service covers thawing frozen supply lines safely and repairing pipes that have split or pulled apart from freezing. We shut the water off, locate each break, replace damaged sections with new pipe and fittings, then pressure test the system. Call when water stops flowing during a freeze, or when you find spraying, dripping or pooling water as temperatures rise.

Salem does not freeze every winter, but when a hard cold snap settles in, as it did during the January 2024 ice storm, the same pipes fail again and again. Hose bibs, lines running through a vented crawlspace, and pipes inside exterior walls on the north side of the house lose heat fastest. Many of them sit right next to a foundation vent.

The tricky part is timing. A frozen pipe often looks fine until it thaws, and then a split that was plugged with ice starts to spray. We answer around the clock during freeze events, and the first thing we do on any call is get the water stopped so the damage does not keep growing.

Why a pipe splits away from the ice plug

Most people picture ice expanding and bursting the pipe right where it froze. What actually happens is that an ice plug forms and keeps growing, trapping water between the plug and a closed faucet. As more ice forms, pressure in that trapped section climbs until the pipe gives way at its weakest point.

That weak point is often a fitting, an old solder joint, or a thin spot in the pipe wall, sometimes several feet from the frozen section. It is why we inspect the whole run on a freeze call, not just the spot that felt coldest.

Thawing a frozen line without making things worse

We open a faucet downstream so melting water has somewhere to go, then warm the pipe gradually, starting near the faucet end and working back toward the ice. Gentle heat lets the plug soften without stressing the joints. A few common thawing habits cause more damage than the freeze did.

  • Open flames on pipes, which can scorch framing and crack fittings
  • Thawing from the middle of a run, which traps meltwater between two plugs
  • Leaving the main on while you search for the split
  • Closing up a wall before every joint has been pressure tested

Repairing split copper, PEX and galvanized lines

Copper usually splits along its length in a thin bulge, and we cut out the damaged section and solder or press in new pipe. PEX is more forgiving because it can stretch, but its fittings can still crack or pull loose, so we replace the fitting along with any tubing that looks swollen.

Galvanized steel tends to break at threaded joints, and after a freeze it is common to find more corrosion than expected once the pipe is opened. If the line is badly closed up inside, we will tell you and price a section replacement in PEX or copper.

Keeping the next cold snap from doing this again

Most repeat freezes come down to a few exposed spots. Once the repair is done, we point out which lines are at risk and what would protect them, such as foam insulation, rerouting a run away from a foundation vent, or adding a shutoff so an outdoor line can be drained before winter.

  • Disconnect garden hoses before the first hard freeze
  • Cover crawlspace vents during an extended cold snap
  • Let a faucet on an exterior wall drip on the coldest nights
  • Know where your main shutoff is and make sure it turns

Warning signs

Warning signs during and after a freeze

  • No water at faucetA tap that worked yesterday gives only a trickle or nothing at all on a freezing morning.
  • Frost on exposed pipeYou can see frost or feel ice-cold metal on a pipe in the crawlspace or garage.
  • Bulging pipe sectionA short length of copper or PEX looks swollen, which means ice has already stretched it.
  • Hissing under the floorYou hear spraying or rushing water from below the house once the weather starts to warm.
  • Water at a foundation ventWater trickles out of a crawlspace vent or pools along the foundation after a thaw.
  • Sudden pressure lossPressure falls throughout the house as temperatures rise, a sign water is escaping from a break.

On the visit

What happens when we come out for frozen and burst pipe repair

  1. 01

    Stop the water

We close the main shutoff, or the valve at the meter if the house valve is stuck, to limit any further flooding.

  2. 02

    Find every break

The plumber traces the frozen runs in the crawlspace, walls and garage, checking fittings and joints beyond the obvious split.

  3. 03

    Thaw what is still frozen

Remaining ice plugs are thawed gently with a faucet open, so meltwater and pressure have a safe way out.

  4. 04

    Replace damaged sections

Split pipe and cracked fittings are cut out and replaced, and we price any larger section work before doing it.

  5. 05

    Pressure test and insulate

We restore water, check every repair under full pressure, and insulate or protect the exposed run where it makes sense.

Typical Salem prices

What is includedTypical range
Thaw and repair of a frozen or burst pipe$289 to $1,190
Additional split on the same run, same visit$119 to $289
Foam insulation added on exposed crawlspace runs$145 to $395

The number of breaks and how hard they are to reach drive the cost. You get the final price before work begins, once the plumber has seen the damage.

Questions

Frozen and Burst Pipe Repair: what Salem homeowners ask

What should I do first when I find a burst pipe?

Shut off the main water valve right away. In most Salem homes it sits where the supply enters the house, often in the crawlspace near the front foundation wall or in the garage. If you cannot find it or it will not turn, the valve at the meter can stop the flow. Then turn off the water heater and open a low faucet to drain the lines.

Can a frozen pipe thaw on its own without bursting?

Sometimes. If the ice did not build enough pressure to split the pipe, it may thaw and carry on. The risk is that you cannot tell until it melts. Opening a faucet on that line during a freeze relieves trapped pressure, which is why a slow drip helps. Watch closely for leaks as the weather warms.

Is it safe to use a hair dryer on a frozen pipe?

A hair dryer on low heat aimed at an exposed pipe is far safer than a torch, provided you keep it away from standing water and work from the open faucet back toward the ice. Never use one on a pipe you cannot see inside a wall. For hidden or crawlspace freezes, it is safer to call us.

Will a burst pipe repair need a new section of pipe or just a patch?

We do not rely on clamps or tape as a permanent fix on pressurized lines. A split section gets cut out and replaced with new pipe and proper fittings. A clamp can hold for a few hours in an emergency, but it is a stopgap. If the surrounding pipe is corroded or the run has frozen before, replacing a longer section often makes more sense.

Do frozen pipes mean my crawlspace insulation has failed?

Not always, but it is worth checking. Insulation that has fallen from between the joists, gaps around foundation vents, and pipes run tight against the rim joist are common reasons a crawlspace line freezes. After we repair the break, we look at why it froze and tell you what would keep it from happening during the next cold snap.
